【Linux】 Correct way to use provided Ubuntu rootfs(64-bit) image?

Problem description and steps to reproduce:
I have successfully flashed the provided firmware image here: https://en.t-firefly.com/doc/download/page/id/165.html
This is the file: AIO-3588SJD4-KYLIN_Kylin-20230113_v1.0.6c_230129.7z

However, this installs Kylin, which is a fork of Ubuntu.  I need to install an official ubuntu image due to dependency considerations for another package.  I see what looks to be an Ubuntu 20.04 image on the downloads page.  This image is in the "Image" section, whereas the Kylin image is in the "Firmware" section.  

What is the procedure to flash the Ubuntu 20.04 image onto the board?  I tried using the RkDevTool v2.93, however it is not possible to use the Ubuntu image (Loading Firmware Failed!) which isn't a surprise since I believe it does not contain firmware for the board, just the image.  I would like the board to boot into Ubunto 20.04, assuming there is a way to use that provided image.  Any help would be greatly appreciated.

Thanks for your reply.  I have reviewed this document, but it looks like this is instructions relating to after you have already successfully installed the Ubuntu image to the hardware.  I am still missing the first step, how to install the provided Ubuntu 20.04 image to the hardware so that the system boots up.
